What is the state of the logistics real estate market in Germany? Insights from the Ramp One

Surprisingly, although the mood was subdued, it was still far more positive than in 2024. The investment market is currently being influenced by a variety of factors. The strong interest in logistics properties continues, which is reflected in market activity and a growing share of the commercial investment volume. 2024 indicates a convergence of buyers' and sellers' price expectations, which has noticeably improved investor sentiment. A rising investment volume is therefore expected for 2025.

Nevertheless, the market environment remains challenging. According to leading institutes, the German economy is likely to remain weak. The keywords are: Positive impetus from the new government's investment package, unclear effects of US trade policy, geopolitical crises.

Project manager and junior boss of GROUP7 AG, Daniel Jocher, and the managing partner of KÜBLER GmbH, Thomas Kübler, also had a positive outlook. GROUP7's new 60,000 square meter hall near Munich Airport is a prestigious project - also because of the exciting heating solution with an energy-flexible infrared system, which was chosen despite the higher initial investment. "Because when we build, we build for the next 50 years," says Jocher.
