Logistics buildings caught between ancillary costs and renovation pressure

„Think of hall heating as a second rent,“ says Thomas Kübler. Heating is a major expense these days, and not just in logistics halls. Tall buildings require enormous amounts of energy to maintain a comfortable temperature.
„However, logistics companies are now facing completely different challenges,“ said the hall heating specialist on the BUILDINX panel moderated by @Tim-Oliver Frische. Caught between the requirements of decarbonization, the EPBD (Energy Performance of Buildings Directive), EU ETS 2, and international competitiveness, the heat supply for hall buildings is becoming even more of a focus.
What exactly is it about?
- Germany aims to be carbon neutral by 2045 through the use of renewable energies, which are naturally volatile. So how can operational reliability be ensured?
- The EPBD must be transposed into national law by May 29, 2026, and from then on, it will be mandatory to renovate the 16% of buildings with the worst energy performance in terms of energy efficiency. How can this be achieved in an economically viable way?
- From 2028, EU ETS 2 will bring about significantly higher CO2 costs in the building and transport sectors as a result of Europe-wide certificate trading. Where is the greatest leverage for cost reduction?
Back to operating costs. Not heating is not an option. But taking a look at the heating system could help. Compared to old conventional devices, modern energy-flexible infrared systems (Fair.AIdH) achieve energy, cost, and CO₂ savings of 50 to 70 %. This is ESG-relevant and also answers the questions of a) how the renovation can be made economically viable, b) how CO₂ costs can be reduced, and c) how the heat supply can be ensured during periods of low sunlight and low wind. So, those who can do the math have a clear advantage.
